NEW NORTHEASTERN HUB: MIXED-USE PEDESTRIAN WATERFRONT VILLAGE INTRODUCES URBAN STYLE SHOPPING/LIVING TO SUBURBAN HOUSTON

Houston, Texas (May 7 , 2007) – Kings Harbor, an upscale mixed-use development on the shores of Lake Houston, is bringing a sophisticated urban style to northeastern suburban Houston with over $100 million in new development underway.

The initial businesses in the 40-acre Kings Harbor will be opening in the coming weeks and significant leasing momentum has attracted a number of new restaurants and retailers, according to Midway Companies, the Houston-based developer of the innovative project.

When completed, Kings Harbor will be a people-pleasing, pedestrian-oriented mixture of stores, restaurants, boutique office space, garden-style apartments, town homes and luxury Brownstone residential units on the northern shore of Lake Houston at Lake Houston Parkway.

“Kings Harbor will be the heartbeat of Houston’s beautiful northeastern side. Every community needs a central core, a gathering place for its people. Kings Harbor will be that place for the suburban northeast”, said Brad Freels, chairman of Midway.

Kings Harbor will attract people from a significant nearby population base that includes major master-planned communities such as Atascocita, Eagle Springs, Fall Creek, Kingwood and Summerwood. In addition, shoppers from other parts of the Houston area are expected to visit Kings Harbor because of its unique and beautiful dining options, strolling places and captivating views on the shores of Lake Houston.

The early roster of Kings Harbor restaurants include: Chimichurris, an upscale South American grill; Johnny Rockets, a 50’s style diner; Raffa’s, an American Bistro, Zammitti’s Cafe Italiano; and Two Gems Ice Cream parlor, along with retailer Imagine That.

The initial tenants in the boutique office space, including Chicago Title, Joseph Chris Partners and Communications Distributors will be moving in by early June.

“Mixing office, restaurants, residential units and retailers in a single project is one of the most popular new trends in real estate development. People want vibrant interesting places where they can walk, shop, dine and enjoy the experience and atmosphere”, said Jonathan Brinsden, executive vice president of Midway.

The tremendous pace of home building and population growth on the northeast side has attracted many prospective restaurants and other firms that want to locate in Kings Harbor, which will have a carefully selected blend of businesses and restaurants.

Other elements in Kings Harbor include a two store speculative office building anchored by a new Woodforest Bank; Hanfeld Whitmer Davis development of 35 high-end Brownstones residential units; 42 town homes developed by MHI; a 250-unit garden-style apartment project developed by Midway and Chancellor Multi-family and a site set aside for a luxury condominium project.

Midway is also developing CityCentre (http://citycentrehouston.com), a noteworthy mixed-use project at one of the most prominent intersections in Houston, the corner of the Katy Freeway and Beltway 8.

CityCentre and Kings Harbor are built on the same cutting-edge themes – an appealing mix of street-level retail space with residential units above and inviting places for people to walk, shop and eat.

Kings Harbor broke ground in May 2006 and is slated to open in the summer of 2007. Designed by Gensler, one of the largest and most innovation architectural firms in the world, Kings Harbor landscape architecture is being provided by The Office of James Burnett and Burton Construction is the general contractor. Construction lending is by Regions Bank.

Midway is a leader in the national movement to mixed-use projects. The multi-faceted firm has developed a wide variety of commercial projects, in addition to land development.
